A downspout during a rain storm letting water fall onto the grass. The grass is getting a lot of water.

As the temperatures cool down, fall becomes an ideal time to inspect the foundation of your home. You need to think about creating a checklist that can help you with figuring out your foundation issues. This list includes things you can do inside and outside of your home, and even focus on things like drainage.

Read our checklist to help you identify and address potential foundation issues:

Inside Your Home

  • Diagonal Cracks in the Wall: Check for any diagonal cracks. Monitor if they are getting longer.
  • Doors: You need to be sure that all doors inside close and latch properly.
  • Trim: Look for trim that is popping or separating from the walls.
  • Cabinets: Inspect cabinets for any signs of misalignment or difficulty in closing.

Outside Your Home

  • Exterior Doors: Verify that exterior doors lock and latch correctly.
  • Stair Step Cracks: Make sure you’re looking for cracks in the brickwork of the stair steps.
  • Brick/Trim Separation: Check for any separation between bricks and trim.
  • Brick Frieze Issues: Inspect the brick frieze for any signs of damage or separation.

Drainage

  • Water Management: Ensure there is neither too much nor too little water around your foundation.
  • Standing Water: Check for standing water around your slab foundation, indicating poor drainage.
  • Gutters:
    • Inspect gutters to ensure they are draining water away from your home.
    • Clear any leaves or debris, especially during the fall season.
  • Downspout Extensions: You will need to add extensions to ensure you’re directing water away from your foundation.
  • Low Spots: Fill in low spots around your home to ensure proper water runoff.
  • Hardscape Areas: Inspect porches, patios, and sidewalks for proper drainage.
  • Drainage Systems: Ensure all drainage systems are clear and functioning correctly.

By following this checklist, you can help maintain the integrity of your home’s foundation and prevent costly repairs in the future. Regular inspections and timely maintenance are key to a stable and secure home.
